What You Need
- Each home brochure has room in the layout for 3 short paragraphs of 2-3 sentences each. Generally this can be the information your realtor has put together for the description of the property. You can add to this or take away from it to create the 3 paragraphs needed or move the layout around to fit more text in your photoshop file. Because you are given the photoshop file, you can edit the pictures and text and even the colors anyway you want. Everything in the file has its own layer allowing you unlimited possibilities to edit your brochure template however you desire.
- Gather together the list of amenities and property features. They should include floor plan measurements, age of the home, number of bed and baths, heating and air info, included appliances, and anything else normally included in a home listing. Check listing websites like www.realtor.com for examples. Again, your realtor should be able to easily supply a complete list of these.
- Exterior Features
We have alloted space to list exterior features of the home such as lot size, siding or brick, garage info, pool info, garden info, landscaping info or anything else that specifically has to do with the outside of the home.
- Residential Features
We have also alloted space to list residential features of the area such as local area schools, nearby parks, theatres, association info, hospital distance, supermarket availability, nature areas and anything else having to do with features that potential buyers might be interested in.

Be very sure to include all of your realtor contact info as well as the property address. Be sure to list the realtors website if they have one. IMPORTANT: Be sure to include the property's MLS # as well. This will be very helpful when potential buyers pick up your brochure and provide their realtor with this MLS #.

Pictures are an important part of your brochure and not just any picture will do. There are technical requirements that MUST be met in order for your pictures to be used in your brochure.
- A modern digital camera is prefered.
- Set the Camera to the highest quality settings in its menu.
- Set the Camera to the highest size (resolution) settings in its menu.
- Never resize the photos after you have taken them unless its in Photoshop.
- The pictures will be large in file size when you download them from your camera.
